Vienna Overview

About Vienna: Vienna is an affluent town in Fairfax County known for its historic downtown, tree-lined streets, and strong sense of community. With a population of approximately 16,500, it offers a small-town feel just 15 miles from Washington DC. The town hosts popular events like Viva Vienna and the Halloween parade that draw residents together.

Real Estate Market: The Vienna real estate market is highly competitive, with a median home price around $950,000. Single-family homes dominate the market, though townhomes near Tysons offer more affordable entry points starting around $600,000. Buyers from nearby McLean often cross-shop Vienna for better value.

Schools & Lifestyle: Vienna is served by top-rated Fairfax County schools including Madison High School and Thoreau Middle School. The community offers walkable downtown dining at restaurants like Maple Ave and excellent parks. Families also consider Oakton for similar school quality.

Commute & Access: Vienna residents enjoy Vienna Metro (Orange Line) for 35-minute rides to downtown DC. I-66 and Route 123 provide highway access, though rush hour congestion is significant. Many tech workers commute to Tysons Corner or Reston.

What You Get as Your Real Estate Agent in Vienna

As your Real Estate Agent in Vienna, I provide advantages that generic agents can’t match:

🏠 Hyper-Local Pricing Knowledge: I track Vienna’s micro-markets daily—knowing that homes on Courthouse Road sell 10% higher than similar properties on Park Street due to school boundaries. This granular knowledge helps buyers avoid overpaying and sellers price competitively.

🎓 School District Navigation: Vienna’s school boundaries are complex, with some streets zoned for Madison High while neighbors attend Marshall. I help clients compare Vienna to nearby Oakton and McLean for school priorities.

💰 Off-Market Access: Through my Keller Williams network, I often hear about Vienna listings before they hit MLS. In a market where homes sell in 10 days, early access matters. Buyers working with me have secured properties ranging from $650,000 townhomes to $1.8M custom homes.

🤝 Negotiation in Multiple-Offer Situations: Vienna regularly sees 5-10 offers on desirable properties. My strategy includes escalation clauses, appraisal gap coverage, and seller-focused terms that win without overpaying.

Let’s discuss your goals. Book a free consultation or call (571) 233-2763.

Frequently Asked Questions About Real Estate Agent in Vienna

The Vienna housing market is highly competitive, with homes averaging just 12-18 days on market. Multiple offer situations are common, especially for move-in ready properties under $800,000 in desirable neighborhoods like Downtown Vienna and Tysons Woods. Buyers from nearby Oakton often compete for the same listings. Working with an experienced buyer’s agent gives you a strategic advantage in winning offers.

With a $600,000 budget in Vienna, you can find updated townhomes in Vienna Woods, older single-family homes needing updates in Windover Heights, or modern condos with amenities near the Metro. The median home price currently sits around $950,000, so this budget offers solid options. Compare pricing in Oakton for more choices. A buyer’s agent can help maximize your purchasing power.

Downtown Vienna offers tree-lined streets and top-rated schools, while Tysons Woods provides walkable access to shops and restaurants. Vienna Woods appeals to commuters with quick metro access, and Windover Heights features larger lots for families wanting outdoor space. Each neighborhood has distinct character and price points. Nearby Oakton offers similar options. Let me help you find the right fit—see my buyer’s agent approach.

Well-priced homes in Vienna typically sell within 10-21 days, with desirable properties in Downtown Vienna and Tysons Woods often receiving offers within the first weekend. Overpriced listings may sit 60+ days and require price reductions. Market timing and presentation matter significantly. The pace is similar to nearby Oakton. My listing agent strategy focuses on maximizing your sale price while minimizing days on market.

Vienna is served by Fairfax County Public Schools, including highly-rated Madison High School (GreatSchools rating 9/10), Thoreau Middle School, and several top elementary schools. Families specifically seek homes in the Madison High attendance zone for its academic programs and extracurriculars. Private options include The Oakcrest School and The Madeira School. Many families also consider Oakton for its school options. See my first-time home buyer guide for school district navigation tips.

Vienna sits approximately 15 miles from downtown Washington DC, with commute times of 25-45 minutes depending on traffic and route. The Vienna Metro station provides Metro access via the Orange Line, offering a 30-35 minute ride to Metro Center. Major routes include I-66 and Route 123. Compare commute times from Oakton when evaluating locations. My relocation agent services help professionals balance commute and lifestyle priorities.

While not legally required, having an experienced Real Estate Agent in Vienna provides significant advantages: access to off-market listings, skilled negotiation in competitive situations, and guidance through Fairfax County’s specific contract requirements. Local expertise matters—knowing which neighborhoods flood, which have HOA restrictions, and which offer best value. I serve clients throughout Oakton and Fairfax County as well. We had a great experience working with Realtor Paul Sneeringer to sell our mother’s condo so she could move to an Assisted Living Community which is costly. It was a stressful time for us but Paul made the process smooth. He was very professional and attentive and worked hard to help us get as much as we could for it during a slow housing market. We would use him again and recommend him to others

Paul was truly on the ball from day 1! He does his research, stays on top of every detail, and most importantly, goes above and beyond to take whatever stress he can off of his client. His honest, concise, comprehensive communication skills was much appreciated by this busy home seller. I will use him again and I wholeheartedly recommend him.

First let me say, I do not usually review people I deal with. We interviewed 3 Realtors for the sale of our condo in Harford County Md. Paul was the last one we spoke to. He was very personable and showed a passion for what he does. Within hours of photos being taken he was on the phone with other Realtors letting them know about our property and seeing if anyone had a buyer looking in our area. Well, our property was sold in 17 hours for asking price which was on the higher end of our development. He also worked closely with the appraiser making sure nothing was missed. We settled without a hitch!!! I will keep his contact in my phone as a go to if needed. Could not be happier with how all worked out. Rob & Theresa C.
